Planning Parameters 

The proposal complies with the planning parameters required in the Brief in providing 1,020 (min) dwelling units.  Our proposal is for 1,045 dwelling units with 5 high-rise residential blocks ranging from 41 storey to 44 storey which consist of:

2room - 43 units;  3room - 376 units;  4room - 500 units;  5room - 31 units;  3Gen - 95 units

The 5-storey MSCP block provides over 600 cars and 160 motorcycles and incorporates the 1,000m2 child-care centre and the 500m2 reserved for future child-care centres at the mezzanine (which is initially used as temporary car parking).  The precinct shop and the substations are located at the North-East corner of the MSCP to align to the signalized crossing at Lorong Toa Payoh.

Landscape Objectives 

The major driver of this concept is the creation of a palm avenue vista diagonally across the site. This is highlighted by the colonnaded structure at the South-East junction and terminating in a garden pavilion in the North-West corner of the site.

Every effort is made to introduce greenery and maintain spatial openness, at the same time integrated with functional requirements of the residents. ABC waterway is introduced as a prominent feature of the site.  There are convenient drop-offs for every block linked with covered walkways.
